How this is calculated

Principal and interest come from the standard amortisation formula — the one your lender uses, and the same one behind this site's car payment calculator.

Annual tax and insurance are divided by 12 and added to the payment along with monthly HOA. That sum is what lenders call PITI, and it is what to compare against your budget.

Why tax and insurance are typed in

Because they depend on the property and the municipality, and cannot be guessed from the purchase price. Neither is invented here: you enter the figures for your own case, or the ones your lender quotes.

Important limitations

  • Mortgage insurance is not included; it usually applies when the down payment is under 20%.
  • Closing costs are not included and are quoted separately — often thousands of dollars.
  • This is an estimate. A lender's formal offer overrides any calculator.
